We’ve seen it “all” over the years! Most kitchen remodels go very smoothly, but occasionally something goes awry, and it is something that in most cases that is avoidable. By knowing upfront the things that “could happen”, you can be proactive and help prevent these unforeseen mishaps.
Don’t get your own subcontractors
It’s often tempting to tell your kitchen designer or contractor that you will “take care of the plumbing” or some other part of the job. Perhaps your wife’s cousins’ brother’s husband is a plumber, and comes highly recommended – perhaps even known for his great low prices. BEWARE! It may be with the best intentions that you want to bring in your own guy, but during a kitchen remodel, the contractor needs to have complete control. If he uses all of his own sub-contractors, he can properly control all of the scheduling. These sub-contractors will be loyal to him, as he provides them with a great deal of their work. Conversely, if he calls “your guy” that has never worked with him before, he may indeed have scheduling problems, as well as quality problems. Trust me – don’t do it!
Stay away from trying to save a nickel
Again it might be tempting, but avoid providing your own sink, faucet, lighting, etc… You may think your saving a few dollars buy purchasing that sink you saw on sale at one of the big box stores. You call your contractor to let him know that you are providing your own sink, only to find out the following week that it’s now on back order, or perhaps arrived damaged. This seemingly innocent decision has now delayed the plumber being scheduled, thus delaying your completion date.
Plan your budget first, not during the remodel
Occasionally projects are underway and the homeowner simply runs out of money. Whether you are working off of savings, or bank financing, the money can run out without proper budgeting and planning. Prior to beginning your kitchen remodel, you should work with your kitchen professional and prepare a realistic budget. Things always seem to cost a bit more than we first think, so don’t get caught in a cash crunch during the project – head off problems before they happen. Once you arrive at a realistic budget, it’s a good idea to add an additional 5 to 10 percent for any unexpected expenses, or for some items that you might want to add or upgrade.
Make your decisions early
Waiting to make decisions once your kitchen remodel starts is not a wise idea! Not only may it delay your project, but it adds stress to your life as well. Work with your kitchen professional prior to any construction takes place, and get all of the major items picked out. All the appliances, cabinets, flooring, countertops, lighting, and plumbing fixtures should be selected as early in the process as possible. It’s even a good idea to have your wall and trim colors picked out too. This will not only make the project go smoother, but it will be a more pleasant and rewarding experience for you!
Plan, plan, and plan some more, and your project will go as smooth as possible. Remember, you only want to do this once, and proper planning and execution will insure a beautiful, functional kitchen for years to come.
